Asbestos Testing


Asbestos are naturally occurring minerals with physical characteristics that made them ideal as a building material with fibre being of high tensile strength while having a thermal tolerance of 400 degrees Celsius. The material can commonly be found in roofing, wall cladding, flooring, insulations, gaskets, adhesives and any form of cement. Buildings built prior to 2003 may still contain traces of asbestos which pose serious health risks if the fibres are breathed in.

Due to its hazardous nature, asbestos is highly regulated by Safe Work Australia (SWA) and is now banned as a construction material. The material must be removed by qualified professionals and done in accordance to strict standards. Extensive asbestos testing is necessary to definitively identify whether the material is present within the structure.

Asbestos removal must then be conducted by licensed specialists as handling the material can be potentially dangerous if it breaks. Property owners are advised not to handle such projects as they need to be done by trained and qualified persons and according to safety regulations. It is strongly recommended for properties built prior to 1991 to undergo an inspection and where necessary have testing conducted.

Asbestos Testing & Surveys

The relevant codes of practice for asbestos as issued by Safe Work Australia (SWA) state that all buildings suspected of containing asbestos must have a survey conducted. An asbestos survey involves the identification and assessment of asbestos within a structure. The purpose of the survey is to:

  • Perform a visual inspection of accessible areas
  • Locate materials that may contain asbestos
  • Record the type of material and its accessibility
  • Assess current condition and potential damage
  • Provide recommendations to control or minimise risk

Suspected samples are then sent to a NATA accredited laboratory for further analysis. The results of the survey are critical to assess potential health risks for occupants in the building. The data is then used to form a comprehensive asbestos management plan which provides guidance on appropriate methods for handling the materials safely.

Surveys are required for buildings suspected of containing asbestos especially for older properties. Buildings that are undertaking refurbishment or demolition works are required to have extensive surveys done. Real estate agents can also opt to have a survey conducted for property listings.

One notable project that we previously worked on involved the demolition and asbestos removal of the former James Hardie manufacturing site in Welshpool, Western Australia. Our specialists were contacted for complete asbestos surveying. The project took two years as the site contained an excess of 70,000m2 of bonded asbestos across four hectares of land. SERS deployed a ‘capping’ approach to in-ground asbestos contamination with all regulatory approvals from state government authorities which enabled a multi-million dollar saving for the client. The site now holds several multinational lease holders in newly built warehouse / office facilities.
